What is a subdivision survey?

A subdivision survey is the process of splitting a piece of land into smaller parcels, also known as subdividing. It is necessary to perform a full or partial boundary survey before a subdivision survey. That way, we have a detailed analysis of the exterior boundaries of the land to be divided and can provide certified, surveyed acreages.

Subdivision surveying requires knowledge of and experience with zoning regulations, as each town or jurisdiction has different requirements for zoning, setback, road frontage, and square footage of the newly divided parcels. We work with our clients to determine the new subdivision design and develop a subdivision plat that illustrates the proposed lot layout, dimensions, access points, and other relevant restrictions. We also guide our clients through the process of submitting the subdivision plat to the town or jurisdiction—making any necessary revisions and marking the boundaries once approved.

Subdivision surveys are often performed when a landowner wishes to split a parcel of land into two or more parcels. This is often necessary to sell one or more of them or to prepare them for development— including streets/access points, common grounds, utility and drainage locations—and to prepare them for future stages of construction.

Q: How much does a boundary survey cost? 

A: The cost of a surveydepends on a variety of factors: the reason for the survey, the size and shape of the property, and the scope of the work. We can provide services à la carte (research and/or measurement, drafting, etc.), but some services require others to be rendered (we can’t set monuments without recording a survey plat in the land records, measurement is necessary to produce a survey plat, etc.).  We provide fixed pricing. If unforeseen circumstances arise, we only proceed with additional work above the fixed price with client approval. 

Q: Can I proceed with my project without a boundary survey?

A: If undertaking a project that requires a permit, many towns will accept a homemade plan/map/sketch for the initial stages of the permitting process. A survey performed by a licensed land surveyor is required by most municipalities to finalize the permitting process. Having a completed survey from the beginning of the process will save time in the long run. 

Q: Is a boundary survey required during a real estate transaction?

A: Having a boundary survey performed when buying or selling land will make the process much smoother and address any issues long before a closing date.

Q: Why do I need a boundary survey if my property has been surveyed in the past?

A: A boundary survey represents the location of the boundaries at the time the survey was conducted. This is based on a set of facts and evidence that were available at that time. Over time, neighbors change and boundary evidence and corner markers become lost or overgrown. As properties are conveyed, deed descriptions are not always consistent—they may contain errors that affect your property or omit important information, such as the rights of others on your land or your rights on others’ land. A current survey will bring all this information up to date, reflect the current state of the property, and delineate the boundaries based on the most current information.
